One of Busselton’s prime shopping centres, estimated to be worth up to $16 million, is on the market.
For sale by private treaty, it is in the heart of the CBD and bounded by Queen and Duchess streets.
Comprising a total of 10,000sqm, the precinct encompasses Woolworths supermarket and surrounding businesses – the Vasse Tavern, bottle shop, TAB, three specialty shops, three office suites a residential apartment and Woolworths Petrol Plus, which is on a separate title.
The Mail understands that the property is valued between $15.3-$16 million, but more towards the upper end of that price range.
The total estimated net income from the businesses is $1.13 million annually.
The property is described as being strategically located in the retail heart of Busselton and enjoying prominent corner frontage to both streets.
A selling feature is Woolworths 25-year lease, which is until 2027 and accounts for 70 per cent of the centre’s income.
The property is owned by Queen Street Properties, one of prominent land developer Luke Saracini’s family concerns.
Mr Saracini said the property was in a great location, being in the heart of the Busselton CBD, and had received a lot of attention.
“It hurts me to sell it but it is not core to my land holdings,” he gave as the reason for selling the property.
